Five-year HUD consolidated plan for housing funds
Boise's grants team has pulled in $156 million since 2020 — more housing, fire staffing, transit, airport, and climate funding without raising local taxes.
Boise State 2025 campus master plan adoption
Boise State's new ten-year master plan guides growth on about 200 acres of near-downtown campus, including student housing needs, transportation improvements, and Greenbelt completion. The plan commits to no campus boundary expansion and grew out of extensive Southeast Neighborhood Association engagement after friction over the 2015 plan.
Southwest Boise commercial growth
A 35-lot industrial and commercial subdivision on 135 acres near Orchard Street is moving forward, bringing roads, sidewalks and a promised 2.5-acre fire station site. The developer says it has spent over $20 million extending utilities and cleaning up 25 acres of contamination. Traffic improvements at Orchard, Gowen and Lake Hazel are being phased over years.
Vista Point PUD modification on Victory Road
The big apartment project off Victory Road isn't ready for a hearing — it comes back September 14.
Sweetwater Companies 252-unit multifamily development at 9474 W State St
A large residential project with 252 units in six three-story buildings plus a clubhouse was deferred to September 9. The extra month gives the applicant time and gives neighbors another chance to weigh in.
Micron expansion and southeast Boise access
Micron's annexation locks in its $50 billion expansion but spotlights the one-road-in, one-road-out problem for Columbia Road neighborhoods. The council added an emergency-access condition, while secondary public access depends on a future master street map road that Micron doesn't fully control.
Outsourced Plan Review for Micron Expansion
Micron's multi-year expansion is flooding the city with permit applications, so Planning is outsourcing $3 million of plan review work to a national vendor over two fiscal years — paid entirely from development fees Micron's permits generate. The point is to keep Micron moving without making everyone else wait in line.
Cole Road land acquisition for housing
The city is buying a 1.6-acre parcel on North Cole Road near bus routes and the Boise Towne Square area for a future affordable housing project using its land trust model. Purchase closes in late July.
Boise Airport concourse and terminal expansion
The airport is adding a ten-gate concourse, new baggage handling building, central utility plant and terminal expansions to handle projected passenger growth through 2044. The design draws on the foothills and Boise's tree canopy, including exposed mass timber. Commissioners want one more look before permits.
LEAP Housing Sycamore Commons phase two expansion
Neighbors appealed the approved second phase adding 30 senior units, arguing it should be a conditional use permit process, that parking (18 spaces for 83 total units) is inadequate, green space and lighting are problems, and the 'affordable' label is a misnomer. The appeal was denied and the project approval stands.
Burnett Drive cottage village annexation and density
The annexation opens the door to roughly 14–15 cottage-style homes near Victory and Burnett in Southwest Boise. Neighbors packed the hearing worried about parking on a narrow rural road, kids crossing busy Victory without crosswalks, and property values; the developer promised above-minimum parking and quality construction. Council approved it 4-1, noting design review is still ahead.
Housing density dispute (CUP 25-00016)
Two ordinances moving through the pipeline would swap large-lot residential zoning for compact residential on Caswell Street and Row Street — a step toward denser housing in those neighborhoods.
Bluebird downtown entertainment venue
A new venue on the old Greenacre site will host food trucks, bars and live music six days a week under a temporary use permit while its CUP is pending — bringing amplified sound and crowds near the Greenbelt.
